One practical note that matters more here than for most occasions: the signing and the moving-in are two different acts, often days apart, and only the second is a griha pravesh. Should I time the signature or the day I get the keys?

The signature is the act that creates the obligation, so that is the one this page times. Taking possession of a residence is a separate act with its own rules — closer to griha pravesh than to a contract — and a short lease rarely justifies a full entry ceremony, but the fixed-nakshatra preference for moving in still applies.

Does a lease renewal need a muhurat?

Less than a fresh one. A renewal continues an existing arrangement rather than beginning a new bond, and classical logic treats continuations lightly. Where the renewal materially changes the terms — a longer commitment, a different premises within the same building — it is closer to a new agreement and worth placing properly.

Why do movable nakshatras suit a lease when they would be wrong for a purchase?

Because you want the arrangement to end cleanly. The Chara group governs things that move on, and a tenancy is designed to. Signing a short lease under a strongly fixed star is the classical recipe for a tenancy that becomes difficult to exit — an outcome the tradition treats as a mismatch between the act and the star rather than as bad luck.
