Buying land or a flat is two acts wearing one name: an acquisition, and the signing of a document meant to outlast everyone in the room. The document half is what drives the timing. Fixed nakshatras — Rohini, Uttara Phalguni, Uttara Ashadha, Uttara Bhadrapada — are preferred because permanence is the whole point of a sale deed, and Vishti karana, better known as Bhadra, is a hard bar for any signing. Thursday carries the most weight (Jupiter governs contracts, dharma and lawful ownership), Friday and Wednesday follow, and Tuesday is set aside because Mars over a property transaction reads as dispute.

Registration adds a constraint the classical texts never had to consider: the sub-registrar's office keeps its own calendar, and it is closed on exactly the days a family might otherwise choose. The practical approach is to treat the registration appointment as fixed and time the payment, the handover of keys, or the token advance inside a good window instead. Note also that a purchase muhurat and a griha pravesh muhurat are different problems with different star lists — buying the house well does not mean you may move in the same week.

The registry office is only open on dates that aren't listed here. What now?

Split the act. Registration is an administrative step whose date is imposed on you; the token payment, the signing of the agreement to sell, and the taking of possession are all within your control. Classical practice times the act you control. An unlisted registration date is not a defect if the money and the possession were placed well.

Why is Bhadra an absolute bar rather than a deduction?

Vishti karana — Bhadra — is treated by the texts as a period in which undertakings are actively spoiled rather than merely unsupported, and signing is the archetypal example given. Because it is a half-tithi it comes round twice in most lunar fortnights and is easy to step over. We exclude any day whose karana at sunrise is Vishti rather than deducting points for it.

Should the buyer's chart or the seller's chart govern the date?

The buyer's. Muhurat is timed for the person initiating the act and taking on its consequence, which in a purchase is the one acquiring. The fourth house, its lord and the running dasha in the buyer's chart are what a chart-level check examines — none of which this page can see.
